What makes a good campsite?

I have a piece of land that I think would be suitable for a campsite/motorhome/caravan site. We are currently doing some figures to see if it would be possible and I was just wondering if people wouldn't mind sharing their thoughts on what makes for a good campsite?

The land is not too far from two major motorways East/West and North/South, it is surrounded by woodland is a fairly attractive piece of land.

If anyone has any thoughts or suggestions I'd be very grateful.

For motorhomes all you need is fresh water and somewhere to empty toilet cassette and grey waste everything else would be an added bonus.

In no particular order - and many comments of mine will be based on my truck being almost 40ft rigid.

Hard bases all sizes, fully serviced individual stands (nothing worse than pulling up corner jacks, starting engines and disconnecting everything for to drive 20 ft to empty tanks), good access to property, large turning circles, 360* drive in/drive out route, well maintained property, good clean loos/showers, rainy day activities room, A LOCAL SHOP in village at least, reasonable security, key fob vehicle access at barrier, campers kitchen, local sights/amenities, plenty of bins on site, well drained land (muck & Shite is the killer of any camping adventure - especially with kids), a local pub, reasonable prices but if your place is excellent you don't need to be too cheap, chipper /restaurant for the days one is not in the mood for cooking, naturally wind sheltered site,

I'm sure there's more.... Roughly where in north Cork? There ain't too much happening there really, is there. I'm not being offensive but I know the area well and you can have the best site in Ireland but if there's no caravan/camper traffic your field might be better used. You know this though...

But with your vehicle you need some of those things. The majority are luxury items which motorhomers can live without but caravaners need.

But.... He did ask what makes a "good" one. :P

For my, much more limited experience than most, Camac Valley or The Glen of Aherlow set the benchmark.

If you accept that my machine is pretty immobile once parked up, Aherlow's problem is that it's beautiful, but very remote - no village shop - if you pour the last dribble of milk into your tea watching the late news and there's none for the kids cereal, you're in trouble.

Camac Valley's biggest pro, and arguably biggest con, is that it's virtually in Dublin City.

Both, though, are excellently appointed and fastidiously maintained!

Level hardstands.
Reasonable space between pitches.
Privacy between pitches. (hedging)
Campfires. (nothing better on a summers eve)
Value for money. (€25-€30 night is just plain robbery)

Agree with Whippy on this one.
I want it all if I have to pay for it.

The Glen of Aherlow is one of the best maintained sites in the country (that I have been to) only down side no local shop and a little remote.

As discussed on Facebook, we have Shanogue CL.

If I live to 500 years old I doubt we would recoup the money spent. Motorhomers don't use sites, caravanners want swimming pools and play parks. :D

We are a basic site, the rules for a CL is that we only have to provide fresh water and waste emptying. But we also have installed showers & toilets and EHU points, lighting etc

We have a few regular Craic'ers but other than that it is tourists from GB, hardly anyone from this country uses it. If it wasn't for the Craic that we have at it when the Craic'ers come, I would of closed it months ago.

Motorhomers will tell you they need very little amenities, when in fact if you keep it basic and charge them very little they won't use it and prefer to stop in towns or beside pubs.

So I think for a site to work it must have absolutely everything, play parks, games rooms, preferably a pub, serviced pitches and all the rest of the things that people want.

Not sure I agree with some of the statements above. Travelling with a family with two small children we DO want more than water and waste emptying. We do spend a couple of days on sites, so we do want decent toilet and washroom facilities, space for the children to play. If there's walks through the woods and places to explore, and a local village with shop, we don't need a whole lot more for a weekend stop.

There's different markets I guess. One of our favourite sites is treegrove in Kilkenny. It's not anything fancy, but does everything we need (including free showers). There's another thread about what some European sites do, to cater for those that just want a place to overnighgt , so it should be possible to cater for motorhomes, caravans and tents.

You Guys should check out Carrowkeel just outside Castlebar Near a "Village" (A school and Church) Called Park. The guys there have a "clubhouse" which you pay for membership inc. in your nightly rate and they serve grub till 9 I think and then the music and fun starts. its a terrific way to get a pub on site without the official agro. There's always a great night to be had down there.

On the subject of the ideal Campsite I think it doesn't matter what you have as long as its well kept but obviously the more Facilities you have the more comfortable the stay.
